Get new Spitogatos.gr property listings delivered automatically every morning. This n8n workflow uses Apify to scrape fresh listings, records each new deal (with agent/phone details and key metrics) into Google Sheets, then sends a single Telegram message highlighting only the listings that match your €/m² and/or price-cut criteria.

What this workflow does

• Runs daily at 08:00 via a schedule.
• Builds search parameters for Spitogatos.gr using your configured locations, listing/property types, price/size filters, and a time window.
• Uses the Apify “Spitogatos.gr Scraper” actor (Actor ID: aAohRNwnunh3U1L6d) to fetch listings first published in the selected period.
• Deduplicates by listing ID to skip items already processed in previous runs.
• Formats each new listing into a structured record including price, area, €/m², rooms, floor, year built, neighbourhood/region, agent/agency details, phone, and the listing link.
• Appends every formatted listing as a new row in Google Sheets.
• Filters deals to keep only listings matching your max €/m² threshold or (when enabled) listings with a price cut.
• Sends one Telegram message (up to 20 listings) with clickable links and key details, and notes when more results remain in Google Sheets.
