What this workflow does

• Receives a lead via webhook from any website form, chatbot, or lead source, including the applicant’s details and the property they’re enquiring about.
• Looks up property requirements in your Google Sheets property database—monthly rent, minimum income threshold, pet policy, occupant limit, and availability date.
• Qualifies in one Gemini AI call: Gemini extracts free-text details such as income, move-in date, pets, and occupants, then compares them against the property requirements.
• Sends an outcome-based personalized email:
  • Qualified: welcome message with an application link and a viewing booking link.
  • Borderline: polite clarification request for any missing/unclear information.
  • Unqualified: empathetic decline explaining why they don’t meet requirements.
• Optional WhatsApp follow-up when a phone number is available on file.
