This Rent & Tenant Support n8n Workflow keeps your rental operations on track by automatically sending Telegram rent reminders, escalating overdue rent to both tenant and owner, and handling tenant support messages (maintenance and payment) using OpenAI (gpt-4o-mini).

What this workflow does

• Runs daily at 09:00 to read all tenants from Google Sheets and calculate each tenant’s rent status (due today, due soon, overdue, or paid/OK).
• Sends Telegram reminders to tenants whose rent is due today or within the next three days, and updates the tenant row with the last reminder timestamp.
• For overdue rent, sends an overdue Telegram notice, escalates the situation to the property owner via Telegram and Slack, and updates the tenant status in Google Sheets to “Overdue”.
• Listens for incoming Telegram messages, looks up the tenant by Telegram chat ID in Google Sheets, and uses OpenAI (gpt-4o-mini) to classify the message (maintenance, payment, or general), including category and urgency.
• For maintenance requests: logs a ticket to the Maintenance tab, selects a vendor from the Vendors tab by category, notifies the vendor via Telegram, and confirms the ticket to the tenant.
• If maintenance is marked high urgency, escalates the repair to the property owner via Telegram and Slack.
• For payment confirmations, updates the tenant status to “Paid” in Google Sheets.
