This WhatsApp Property Sales Agent (n8n) workflow automatically receives customer messages on WhatsApp, identifies the right broker and buyer in Google Sheets, generates an AI reply using Google Gemini, and sends qualified leads to the broker—plus it can support listing search and site visit booking via connected tools.

What this workflow does

• Receives WhatsApp messages using a Meta WhatsApp webhook. It extracts the sender, the phone number ID, and message text, while ignoring delivery/read status events and non-text messages.
• Matches broker + buyer in Google Sheets by looking up the broker using the WhatsApp Phone Number ID, and checking the Buyers sheet for the sender’s phone number.
• Creates buyer records when new: if the buyer is new, the workflow appends a buyer row and sends WhatsApp interactive quick-reply buttons (Buy Property, Rent Property, Book Site Visit).
• Generates AI replies with Gemini (language-matching, short responses). If buyer handling is not paused, it can use Gemini with Google Sheets tools to search listings, update buyer requirements, and book site visits (triggering visit notifications and sending property media via a linked workflow).
• Cleans and sends the response by sanitizing generated text (removing markdown/symbols) and sending it through the WhatsApp Cloud API.
• Logs conversations + qualifies leads: records messages and AI replies to a Conversation_Log sheet, then checks for qualification signals such as BHK, budget, or location. Qualified leads trigger a WhatsApp alert to the broker.
